A hook for a real estate ad leads with what a buyer cannot judge from a photo: where the home is, what it costs each month and when they can move in. These 30 hooks are grouped by pattern. We wrote them. They are not from real projects and have not been tested.

## Know the RERA rules first

Checked 2026-10-20 on the [Real Estate (Regulation and Development) Act, 2016](https://www.indiacode.nic.in/indiacode/bitstream/123456789/2158/1/A201616.pdf) as it stood on 15 May 2026:

- **Section 11(2).** A promoter's advertisement or prospectus must mention prominently the website address of the Authority, where the registered project's details are entered. It must also include the registration number.
- **Section 12.** If someone pays an advance or deposit on the strength of an incorrect, false statement in an advertisement and loses money, the promoter must compensate them. If they want to withdraw, they get their whole investment back with interest.

So put the RERA number and website on every ad, large enough to read, and make every claim true: distances, dates and amenities. This is not legal advice.

## Location

1. "[N] minutes from [landmark]. Timed on a Monday morning."
2. "Walk to [school / metro / market]."
3. "What is within one kilometre of [project]."
4. "The address [area] buyers keep asking about."
5. "Your commute, filmed."

## Price and EMI

6. "A [BHK] in [area] from INR [price]."
7. "About INR [amount] a month in EMI. Here is the sum."
8. "Every cost in one list. No surprises."
9. "What INR [budget] buys in [city] today."
10. "Rent or buy? Do the sum."

## Possession and progress

11. "Site update, [month]: this is the floor we are on."
12. "Ready to move in. See it today."
13. "Possession in [month, year]. RERA number on screen."
14. "Watch the tower rise, month by month."
15. "Walk through a finished flat."

## Lifestyle

16. "A balcony that faces [direction]."
17. "A park under your window, not a road."
18. "A kitchen you can actually cook in."
19. "Room for a desk. Finally."
20. "A building where children can play downstairs."

## Buyer call-outs

21. "First-time buyers: read this before you visit a site."
22. "Renting for ten years? Here is the sum."
23. "Buying from abroad? Here is how booking works."
24. "Selling your old flat? Move up to a [BHK]."
25. "Buying for your parents? Check these five things."

## Visit and action

26. "Book a site visit for Saturday."
27. "Visit, ask everything, decide later."
28. "Bring your questions. We bring the plan."
29. "See the sample flat this weekend."
30. "Ask for the full price sheet first."

Do not promise that prices will rise. Describe the home, the place and the cost. Use only photos and renders you can stand behind, and label renders as renders.

## A worked example: the EMI hook

Say your lender quotes 8.5% a year on a INR 50,00,000 loan for 20 years. That rate is made up. Use your lender's. The standard EMI formula gives about INR 43,391 a month. The hook reads: "A INR 50 lakh home for about INR 43,400 a month. Here is the sum."

Add "rate and terms depend on your lender" on screen. Check the figure in an EMI calculator before you run it.

## How to use these

- Test the first three seconds only. Keep the rest of the ad the same.
- Keep the lead form short. Meta does not allow questions about income or credit score (see the [lead ad form templates](/templates/lead-ad-form-templates)). Ask about the number of bedrooms and the buying timeline instead.
- Not sure whether to use a form or WhatsApp? See [Click-to-WhatsApp vs lead ads](/compare/click-to-whatsapp-vs-lead-ads).
- For home loan ads, see the [fintech hooks](/templates/hooks-for-fintech-ads).
- For more patterns, see the [ad hook examples](/templates/ad-hook-examples) and [how to write ad hooks](/guides/how-to-write-ad-hooks).

Marxx does Meta lead ad capture and routing, so enquiries from your ads can reach the right person on your team. See [leads](/features/leads).

## FAQ

### Do I need the RERA number in every real estate ad?

Section 11(2) asks for the registration number and the Authority's website in the promoter's advertisement or prospectus (checked 2026-10-20). Check your state RERA for how it wants them shown.

### Should I show prices in the hook?

If price is your edge, yes. If your homes cost the same as the rest, lead with location or possession and show the price in the body.
